USDA (Rural Development) home loans is one of the last remaining 100% financing options available in Florida, the only other being VA. Even so, USDA loans are still not being utilized today as much as they should be. Why? First, many buyers and their agents are still unfamiliar with the loan. When most people think USDA, they probably think about “beef inspection” and not home loans. Many also assume that the USDA home loan is meant only for farmers or ranchers. Not true, many homes in smaller cities as well as those in outlying suburbs of metropolitan areas are also eligible, you would be surprised. Many locations right outside of Orlando, Tampa, Jacksonville, Gainesville and Tallahassee are USDA eligible. Overall, the state of Florida is about 80% USDA eligible.
In addition to this, many loan officers (still today) don’t know much about them or understand them. Many mortgage companies and banks prefer to offer only mortgage options that are convenient for “them” and not necessarily the option that’s the best interest of the borrower. We receive many inquiries from USDA eligible borrowers that were qualified FHA, but never presented with the USDA option at all from their bank. Again, lack of knowledge. It’s important to remember that USDA is clearly the better mortgage option (financially speaking) for the USDA eligible borrower when compared to FHA. USDA does not have a monthly mortgage insurance cost and does not require a down payment.
