*** Important program updates as of June 2019 – please disregard below and read more about the newly published USDA income caps here.
|COUNTIES||1- 4 person household||5 – 8 person household|
|All Florida counties EXCEPT those listed below:||$75,650||$ 99,850|
|Clay, Duval, Nassau, St Johns County||$77,400||$102,150|
Add 8% of 1-4 person limit for each person in excess of 8 persons. NOT ELIGIBLE are Broward, Pinellas and Monroe.
- There are deductions for certain things like children, documentable child care expenses, disabilities, elderly, etc. Please add $480 to the income limits for each child living in the house.
- The USDA 502 Guarantee program income limits above apply to ALL members in the household that generate income, regardless if they are listed on the USDA loan application or not. This is important to remember. The only exception is working full-time students, as only a max of $480 of their yearly income is included. However, if they are also a dependant, the $480 can be deducted thus canceling out their income altogether.
- The USDA RD 2016 income limits only applies to household income at the time of closing. Future income or earning potential is not considered.
If you are a home buyer that exceeds the income limits above, please be sure to still contact us to discuss other low down payment mortgage alternatives that may be available.
